What does preapproval mean?

A preapproval letter is a lender's tentative statement that it may be willing to lend up to a stated amount. The lender may review your income, assets, debts, and credit, but the process and documents requested vary. A letter can help show a seller that you have discussed financing. It is not a guaranteed loan offer or a promise that a particular home will qualify.

You do not have to spend the full amount shown in a letter. Start with the monthly housing payment and cash needed up front that fit your budget. Your total monthly cost can include more than principal and interest: property taxes, homeowners insurance, mortgage insurance when applicable, and HOA dues can matter too. A purchase also involves closing costs beyond the down payment.

What should you have ready?

Before a consultation, it helps to know your target price range, approximate savings for a down payment, monthly payment comfort level, and timing. If you decide to move toward preapproval, a lender may ask for recent pay stubs, W-2s or tax returns, bank statements, proof of other income, and details about the source of your down payment. Self-employed or variable-income borrowers may need additional records. Your exact list depends on your situation and the lender's process, so ask before sending documents.

What happens after the first conversation?

We can discuss the homebuying timeline and what information a lender needs to review. If you choose to continue, the application and document review are separate steps. The lender may request more information, check credit, and issue a letter if its review supports one. Once you find a property, loan approval still depends on further review of the borrower, property, and loan terms.

A preapproval does not lock you into a lender. Later, compare official Loan Estimates for the same kind of loan so you can understand rates, payment, closing costs, and cash to close before choosing an offer. If an estimate or a preapproval amount does not fit your budget, ask why and revisit your plan.
